I only invest in either private pre-sales of pre-development properties at a substantial discount compared to their market value and launch price and rom a developer who I personally know, has a great track record and give me cheap developer financing by Mexican standards.

My first "close" was to convince them to board me as a new agent, despite the fact that they hadn't come downstate yet (not on local boards, MLS, etc, so for them to invest in that would require a lot of belief in what I wanted to do).I also started learning about marketing (focusing on digital) for my next book launch and got so passionate about it I contract my services out to local brick and mortar businesses (I will assist with their social media content, write blogs, email campaigns, run their ads, re-do their website, and more).

Just look at a 3 year old thread on BP you will not recognize hardly any names.. they all came and went and did nothing.. ( granted it was free or near free)2. 50 to 70% those that try licensed real estate sales burn out in 1 to 3 years.. that's a fact.3. 95% of those that take wholesaling how to course burn out and never do anything.. and probably 80% of those that buy direct mail and launch those themselves never do anything and that could be a low number..

Heck, I would have borrowed all the money in the world and bought them myself two years ago when they launched :)There is always another deal.

I'm planning to launch the ad mid-March.
