Some guys on BP only do one deal a year because they refuse to compromise on their criteria.

I wouldn't compromise my living standards at that price / cashflow. 

i would recommend that you check that space very well before you make any decision to keep or discard the belly board.Structural IntegrityI have little doubt that having that much water saturating wallboard, structural wood, and insulation for any time beyond a week will seriously compromise the structural integrity on 2 of those 3 items. 

This leaves you open to the risk of your personal assets being compromised in the event of a lawsuit.

The holding deposit is typically several hundred dollars, and we're willing to hold it vacant for them up to 2 weeks without rent (lots of people want to get a place lined up while they're still renting somewhere else, and we feel this is a good compromise to let them get close to the end of their current rental agreement so they aren't stuck paying double rent for a month). 

So go after them all with your numbers, and don't compromise with the math.

Marriage is compromise and if you share with her that's it's important to you maybe she will come around and eventually support you.

See if they can come to a compromise on their own, a compromise that you approve obviously.
