I would suggest that if your Tooele property is free and clear and you have a rock solid property management company in place then I might do a cash our refinance.

However, my underlying concern has always been the horror stories of how these rental rockstars 'lost everything' during the recent crash. 

WAY too many deals out ther to deal with this unless it is a walgreens of some other Rockstar tenant!
