I would appreciate input from the BP community as to the best way to approach this from a financial and tax perspective.  

I have spoken with the realtor at length and gotten copies of utilities bills, internet expenses, trash fees, etc. so I have reason to believe most of these are pretty accurate, but again, would like some feedback from the community on what i'm missing and what else i should be considering.

I'm new to the community and excited to learn from all of you.

The current tenant is paying 1550 , but there are other properties in the same community available for rent at 1400, which makes me think If I should calculate my numbers for 1550 Or 1400 ?

I would also recommend joining a Community of other limited partner investors.
