Recently saw the news about Tesla opening a new factory in Austin, TX.

I'm seeing some factory buildings suitable for conversion to storage in West New York / Union City / etc.

I've had my realtor help me identify 2-3 zip codes that are considered B-C plus neighborhoods and continually sends me daily or weekly MLS listings but they either get weeded out because they are located next to dump properties where no one on the block has any pride of ownership or the are located next to factory or some other undesireable property.

Appreciation factor is another consideration.  

The other big factor is the intention of the end-buyer.

I have given this idea some thought and would love to try it out but I think one major factor is making sure the landlord is comfortable and feels confident enough to trust you, the AirBnB host, will pay the rent and take care of the unit.

How much you let your lender (soft, hard, medium, whatever) make on this deal should not be your deciding factor. I

The construction should be of more consistent quality given it is repeatably produced in a controlled factory environment.
