So I now am ready to help everyone here who is looking to south Florida for an investment, a new home, to sell their property, a vacation house, a warm place in winter, a rental or someone to develop a business partnership with.

I found a property on Roofstock that I felt was overpriced for this case study at $92,000 in winter garden getting $900/month for a 2/1.

@Marc Winter is right - I forgot to add to my above post that many of the agencies or charities do not assist until there is notice served. 

Well, we just put $100,000 into that property to fix it up and one the tenants started complaining about it being cold in the house during the winter. 

I haven't had a chance to visit the property or see it until today and it looks like some squatters(and their dog(s) have been camping through the winter ( God bless them), however, I need to get the wheels rolling on this home.

Winter Hill bank could be a good option.

@Ryan Stahr Forest Hills has their own regulation against short term rentals, but Airbnb would be ideal. 

Her reason for investing is she likes the area and will plan to visit in the winter and also to help us out as we are also considering investing in another multi family property and have limited cash reserves to fund both deal.Thanks in advance for any advice.Regards,

Selling is best in spring in this area so i would not airbnb and sell in winter.
