You need to decide what things you might want like under cabinet lighting, central vacuum, and garbage disposals to name a few items that are often overlooked during the bidding process.Since you mentioned it, one of the biggest mistakes I see in plans designed by owners or bought from one of the many plan books is the garage.

The cost is built in somewhere to what they are doing.We get landlords offering free rent here for 1 year.The rent isn't free on commercial as they then have year 2 at a higher than normal rate to recover some of the lost rent and then built in escalations that are higher and more frequent than normal.Never get sucked in by a gimmick.I tell all my clients to be slow and methodical in doing a deal to avoid "knee jerk" reactions.It takes a long time to make money and a small amount of time to lose it.You also have to watch out for if they are in pre-foreclosure or not.They could be trying to collect an upfront payment with free rent and then walk.

hi arthur,I have before pictures, but the pee stains are very hard to detect. i do not have to replace the carpet and they ran the wet style vacuum on the carpet on numerous occasions. the discolorations though are still there. i charged them to repair a dark spot (left a bag of potatoes for a long time), but not for the pee stains.just wanted to see what everyone else does when tenants move out and the carpet has stains.
