The cost to renovate can vary wildly and so do the prices of fixer uppers. 

I have been fortunate enough to come across a commercial deal ( Auto Body ) which i quickly put under contract for 2.5m.

this is usually one 5 million dollar listing that was listed 1 million to high to begin with and they dropped it 500k and there you go prices are dropping and this is for a 2500 sq ft fixer upper  LOL...   

I am have identified my target area and the types of houses I am looking for, fixer uppers and turnkey.

I've come across a 2 unit town home, upper/lower units that was marketed at $195k.

But just going and looking for an undervalued fixer-upper on the market would be impossible to get a decent deal.

Lastly, if this is your first fixer-upper, I suggest going in with an experienced and successful fixer-upper partner/mentor. 

If they let it go to foreclosure, As a sold out junior, lender has full rights to pursue the borrower for the entire balance so, it's best that each lienholder be reasonable but in no way does one have the upper hand over the other.

Now, I'm off to figure out how to clean up all the roach mess/droppings/dead bodies.
