I would say you could allow the tenant to put in a window AC themselves but I wouldn't do it for them unless there was a major problem with the central system that you were unable or unwilling to fix.

The inspection was done about a week after move in and the list of required repairs was pretty extensive; to the point where the property needs to be vacant to complete some of the repairs.Since receiving the list I've tried to get the tenants to move out terms but they are unwilling to agree to what I've offered so far (deposit and all rent paid back plus $500 for moving expenses).
