And you're right, it is a big risk for you but also for them because there is nothing whatsoever to secure the loan with.John gives a good suggestion for the EMD if you don't have it yourself and can't borrow it: Alternatively, if you find your buyer or, better yet, have one already lined up, they can front you this money.Your end buyer can supply the earnest money deposit (since you should be getting a non-refundable deposit from them anyways).

There have been no changes to the structure whatsoever in the 8 years that the house has been built - therefore, if it was built as not a carport, and there have been no changes 8 years later, then it is still not a carport - no matter what is housed underneath the roof.

I'm trying to refinance a couple of them and it's like pulling teeth because I'm self-employed and two of the mortgages are privately-held and everything gets lumped into my personal finances, etc.I want to purchase more real estate over the next 18 months, though likely larger commercial multifamily deals, and I want to get away from the mess of personal real estate loans for investment purposes.
