Hello BP peeps!My husband and I closed on our first SFH in a B+ neighborhood at the end of June.  After a couple of weekends of hard work to get it where we wanted, we listed the property on Zillow, Trulia, Hotpads, C...

Then the boyfriend moved out, and the struggle began.

All mine are currently on 15 year notes, and while I understand the fiscal benefits of paying off loans more quickly via a ten or fifteen year mortgage, I struggle with my desire for monthly cash flow. 

Growth: 0%Renter Population: 30+%City Description: The city is the service hub of the county, it contains all the big box stores as well as a struggling downtown.  

I much rather struggle and not pay a couple bills vs. loosing our home.Driving Lyft every minute I can. 

It's something I've really struggled with in the past, but this lesson has opened my eyes and made it very easy to make the change.Although this problem tenant has been just that, I almost have to thank him.

After closing, it was a struggle to get communication.

My struggle with that strategy is that my approach to level of finish would be a little different depending on the route that I take in finishing the property.

I've now had my license for two weeks, joined Keller Williams, and am struggling to get in enough time blocks outside my current marketing work/family responsibilities just to set up my real estate agent systems (MLS, CRM, training, website, social media, etc.) 

Might help you figure out how much struggle there will be to get everyone paying on time and as expected.
