If your friend doesn’t need them, he should simply say he doesn’t need the down payment assistance because yes, he will pay more in principle, interest, taxes, deed stamps, sewer rent, filing, etc... at 200k than he would at 183k.

The out of country guys have a lot more infrastructure costs to gain steam (national engineer stamps for all 50 states, federal inspectors ensuring products meet US standards, etc) but once they're here and distribution network is running that freight train is moving.

CA has tranfer tax stamps.... they are modest.. but developers would commonly in the old days simply buy more stamps.so lets say it was a 1 mil property.. and the stamps were 1,200 they would buy 2k worth of stamps.. nothing said you could not pay more.and in those days you figured out what someone really paid for a property buy looking at the transfer stamps on the grant deed and run the math..

I want to know what all comes with the process and is the process really as simple as having the lot surveyed, finding builders for the right price and getting my floor plans stamped by a structural engineer and approved by the city ?
