The reason I don't go with MTM is that rent in my area is very seasonal.

The land is owned outright, I'm not going to mention the acreage but it's prime land bearing mangoes, oranges, grapefruits and coconuts seasonally.

The sump pump running all the time during melting season will not help with that either.

After the initial set up, I go to my STR before the busy season to take inventory of linens and consumables like soap etc, replace or repair linens or small items, touch up paint, and get my eyes on the property to make sure everything is in good repair. 

After a seasoning period, including EOY tax forms, you may be able to help establish for the seller they are not responsible,  but the main message is-this is not a strategy for a vanilla listed Jack and Jill Homeowner that needs to buy again right away deal. 

I've seen first hand how during the 2020 NorCal wildfire season and the 2021 Pacific Heat Dome (when temps reached 116 degrees) how people and pets flocked to the Oregon Coast for relief that was 30-40 degrees cooler. 

The purchase transaction would have to be bought fully cash in order to use new appraised value without having to wait with a seasoning period.
