Not to mention markup for profit, sorry this is not the red cross. 

Like who will manage the building, what is the collective rent, what are the taxes and insurance, is it all up to codes of the town, zoning questions, what is the as-is value - this will be very, very hard to comp and the lender will come in at the low end of the comps for sure. 

I'm hearing red tags are ugly here for contractors. 

Where can I find detailed zoning information (beyond just the code, such as max building height, maximum percentage for building size, etc.)?

I originally purchased this house to be nearby my grandmother in her last few years but realized quickly that it was a prime area for short term rentals as there are no zoning rules or permits necessary etc.

I own one uptown, it is commercially zoned.

Get out of your comfort zone.
