You'll learn a lot from the ones that they, not you, made work.Alas, many new people, opportunity detectives who pre-maturely refer to themselves as investors, find a single property, try everything in the world to squeeze something out of it themselves, but fail to monetize it and eventually loose interest.It's still about attitude AND action.

Once you have a deal, just copy/paste their disposition system to monetize the deal and get paid.I made my initial investment back and now know how to buy houses with no money out of pocket.It works if you take consistent action, commit to constant improvement, and bring your situational questions to the daily coaching calls.

I am also investigating methods of monetizing the tax benefits which could provide a vehicle to introduce equity capital to cover all or a significant portion of the equity required to fund a project.I would be happy to share my research and analysis to date with anyone interested in learning more about how cost segregation might benefit a project they are working on or just want to learn more about this important set of tools that appear to be widely ignored by the real estate development and investment sectors.I believe real property held for investment ( rental purposes) you don't have a choice you have to take the depreciation..
