I am looking to get into investing specifically house hacking and am searching for a small multi fam (duplex, tri, or quad) and haven't found the one yet.

In my case, I wasn’t sure my land qualified because it was essentially my back yard, but because it was always a separate lot from my house, I was able to still do it because raw land without improvements on it is always considered investment property.

See who hasn’t raked their leaves.See who hasn’t shoveled their snow after day 3.Look on the tax GIS map and find the owner.Find someone who can do AI searches on the GIS database.  

What you are not including is vacancy, capital improvements, turnover costs etc.

Main questions should ask about the seller's:- Reasons/Motivations for wanting to sell- Desired timeline to close- Plan's after selling (relocation, reinvesting proceeds, 1031 exchange, etc)- Back-up plan in case they are unable to sell within the desired timeline- Reasons for not already selling to/with a investor or RealtorAdditional questions will depend on the type of seller lead i.e. pre-foreclosure, probate, fsbo, absentee owner, etc.Here is an example of a youtube search you can use to begin finding call recordings.There are 1,000s and you'll find that the best/most effective ones don't even sound like sales calls.

You can also find real estate investing groups through meetup.com, Facebook, or a Google search.

But I also sometimes think owning only 1 property in LA would be less stressful and a more reasonable mortgage payment would improve my quality of life.

You'll be surprised how many cases there have been and how the law has developed.Do a quick search for Pennsylvania tree laws or Pennsylvania tree liability and you'll see what I'm talking about.
