Well I don't necessarily agree that their site is poor, it's not horrible, but the properties are definitely low-income.

I said "excuse me, did you notice how horrible they're keeping their apartment, it's on the verge of me calling the health department on them" He said verbatim "not my problem" I had to get rid of all of the Section 8 and start over.

Don't paint it, that brick doesn't look horribly dated, which is really the only reason to paint brickSpend the money you would have spent on painting on a really good, standout front door and some nice landscaping, especially along the walk.

When you look for a VA try to find one that has RE experience and you will go thru a few of them bc I have had several and you will learn that some are better than others and some cost alot more than others, example I was getting flagged alot on CL  and some VA's said they knew how to get around it but they really didn't and others wrote a horrible ad.

If you can make it cash flow, give them 12% for 5 years, just don't pay too much or they will end up owning it again.I don't think there is an app for what you're asking, you may need to use some shoe leather as horrible as that may sound, it works.You can sure look for distressed properties and sales.....but another issue, if you don't have the money to buy, do you have the ability to repair, improve a complex, change it's reputation in the area, draw new tenants and make some trash pile profitable?
