I did not want to ignore the situation because of safety and liability issues.

Tenant is responsible for keeping a clean house with no food the rats can get to.You might also try working with your neighbor to combat the rat problem (hopefully the adjacent house is not vacant).

These appliances have detachable cords, most notably for fire safety.

Some of my first guests left cooked food on stove others left it really clean.  

One of the slogans I hear bandied about is that "one shouldn't have to chose between rent and food."

I don't disagree that Facebook is a lot of morons posting pics of food they're eating but those morons are your new tenants!

These were all safety related work issues that were approved by the PM company and under the repair allowance in the agreement (I signed this account...). 

Just as a side note, the stovetop pizza makers use baking stones on the interior to hold heat better and radiate it back out to the food.

I would like to know how should I start the process to find out potential tenant(fast food,Bank etc).
