I feel like I've been living in a cave all these years, trying to hide all of my finds because other investors weren't so open to sharing information/knowledge (without a ridiculous fee) and even though real estate books have been a great resource, they don't provide live feedback or up-to-date information.

Since the purchase I have fixed all items the last landlord failed to fix from rehanging cabinet doors to fixing a caved in floor (happened a week after purchase, go figure, it was from years of not being attended to).

I got the following from the buyer.We Buyer spent first night in the home two days ago and woke up the following morning with the whole kitchen ceiling caved in and water everywhere from the tub drain being rigged.
