Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

The current costs of construction are so high that you can just find more bang for your buck buying as opposed to building.

I would be cautious on the value add opportunities as the capex can be very expensive, but since you are developer you may might have an edge with figuring out these kinds of costs in your due dilligence.I've been working on building relationships with brokers. 

My cost they said i could do $2,000 up front and then next couple months more payments with cold calling they offer and fee would be $9,800 plus the cold callers Virtual assisant that would be working with me.

You can expect turnover costs, losses due to vacancies, and other expenses.

3) Your $250k with 30% down => about $750k (you also need funds for closing costs, taxes, etc.)
