Cause the ambitious side of me wants to purse an owner finance with the intent of a short term rental.

There can always be things that cause you to change that intent. 

They have agreed to sponsor multiple deals with students and then backed out of them causing their students to lose significant amounts of earnest money.

This could cause real estate inventories to rise as more sellers consider moving on from their pandemic rate mortgages for more lateral and feasible borrowing costs.

I just want enough money to travel the world and give back to causes I care for. 

Last night I went into my spare guest bathroom for something to discover an active leak that I suspect was caused by the tenants heating guy shutting down the system, flushing it, and restarting it.

Now I must have a cause to end the lease and that cause must be an evictable violation of the lease or one of the few exceptions stated above.

She claimed that since I caused her to vacate (by filing on her), she didn't owe me rent for the balance of the Term! 

However I do believe that clearly communicating to them the issue this is causing and enforcing a late fee would be my first step.
