The beauty is if rents can keep up with expenses then PI remains constant and that is where the appreciation of increasing rents becomes a good thing.Sure overall costs can come in below 50% then that is a safety net.

I will be moving from Texas with my family (wife, son and dog) come December.- while in school, I will not be able to work, so no income and my wife is a stay at home mom. - I am considering selling a few if not all (just 4) of my properties here in TX (I would hope to walk away with about $150k+). - I will be in school full time for 3 years along with clinicals in and around Nashville. 

If your plans for the future are crushed and you feel like giving up because some dude on a web forum like me (whatever my "stats" are and what's in my profile) told you they were unrealistic, maybe I'm right and maybe I'm full of crap.My wife and I are a fantastic example of how real estate can be a thoroughly viable option to change your life and find a way out of the rat race.

I'm in and out of LA a lot thanks to my wife's family and am happy to chat further - but I'm sure there's a bunch of meetups happening regularly in your area, that could be a good place to start to get other ideas.
