Good news - the purchase now shows the deed reflecting the actual tax payer - you.More good news - her LLC really doesn't have to have a taxable event since it was never reporting the property.Even more good news - You probably don't even have to mess with correcting anything.Bad news - You've got to figure out how to get her correctly involved as a co-owner of the property going forward.Get thee to an accountant :)

My state laws do not protect source of income, so if I cannot garnishee, I require either a double security deposit and/or a co-signer with excellent credit, garnisheable income, and they must own local real estate too.

I would just do a bit of due diligence on this one and one more thought - even if CO detectors aren't required in the area, I would make sure you have a CO detector within 15 feet of every bedroom, and if you have a basement I would have one down there by the furnace as well.
