The owner asked me for  a small amount down under 15k and I can assume the loan he will pay the mortgage for a year in order to release his VA option so he can buy something in another state.Well since I just tapped out all of my commissions paying off debt and I am getting my daughter off to college in 2 weeks, I am totally strapped.

if front to back you should be ok, if they join in the center then a supporting header will need to be installed, either below, flush with hangers, or above in the attic and strap the joists to the beam.

@David Krulac  what I like about us lifelong real estate junkies is the interesting way we all started.not many with silverspoons.. pretty much we all boot strapped it.. did some apprenticing and then worked smart and diligently and somehow the harder we worked the luckier we got.
