I also have the a separate agreement with the cosigner that explains they are 100% responsible and not just for Junior's portion, that they do not have access to the rental, and that my communication is with the tenants, not cosigners.

When we look at the last 3 years after we switched to Junior liens, we purchased 36 non-performing notes, worked out 15 for a 56.42% ROI.

Person at top probably 4,000, middle agent 2,500, junior agent 1,000.

So....my 2 cents on what i think your consideringSeems like you want to rent the place to students during the school year and then vbro it or something during the summer.If thats accurate i dont think that will work well in your location.1. your near a junior college, most of those are local students....there not going home for the summer.

On top of that if they just go record the thing and there are junior leins they take title to those liens.
