I would recommend doing one or two small SFH or 3-4 plex deals, and then jump up to the 20-40 unit apartment buildings.

These stories were all years apart but you would have assumed they had read the same script. 

I will be moving into the 5 bed 3 bath because the tenant has been there half as long as the upstairs tenant (therefore that is the unit I am legally directed to move into vs the more tenured upstairs tenant).I do not need the space of a 5 bed 3 bath apartment so am planning on renovating the entire space and turning it into x2 2 bed 2 bath apartments while I am living there.

If you go into this with the "taking care of families who can't take care of themselves mindset", these people are going to tear your business apart limb from limb.

I am in a metro area and I know some big apartment buildings charge $50+ for an application fee so it's not that ludicrous to ask for $30 but it does seem high.
