So we then  painted the whole joint, repaired the rotted fascias, replaced the ancient AC/heater, new pool pump equipment, new concrete driveway to replace the crumbling asphalt, new landscape, updated bathrooms (resurfaced shower, nice, new cabinets/sinks, but off Craigslist), more new flooring extended throughout the entire house... even some upgraded pool furniture and a nice BBQ outdoor kitchen as we were told we are in a high end area that requires these types of amenities.

The plan here is to hold the building and, down the road, if/when the main tenant leaves, convert the first floor into a small bar w grill to be owner/occupy.Issue: over the past three years, the current owner has spent $28k on upgrades, improvements, repairs (bringing building up to code, ADA compliance, sprinkler work, window installs).

One thing I noticed is that the other listings in the area are in newer buildings which in turn have newer amenities; gym, secured parking, manicured grounds with BBQ's, perhaps bikes or kayaks available.

City ordinances also apply and you can use that for backup.Items stored outside have to be either lawn furniture or grills or it's simply not outside,, stacked next to or by or behind or under the house or garage.

The analogy here is going to Denny's with your own bacon & eggs and asking if you can use their grill for a few minutes.A better strategy might be to find an investor friendly Brokerage that will do that for you as a service in exchange for your business.It costs an agent a considerable amount of money at start-up and in annual fees to be able to do what you want to do for free...
