We live in a city that has a large student population, and I see ourselves operating similarly to one of the many property management companies who offer rentals to students. 

Im not necessarily set on a partnership but I am keeping an open mind about it and talking with people every opportunity I get.I am a college student as well so that limits my time a bit more and also my ability to work crazy hours hours to make money quickly.

This is usually better money spentI've also found there's a demographic of well-educated, financially responsible renters (like grad students) that don't care at all about air conditioning.

So, I revisited the Matrix and really investigated this joint venture/mentor/student thing.

There will be lending specialists (residential and commercial), student housing specialist (CEO of Redstone development), financial advisor speaking on CRT's, and myself training on maximizing profits with Multifamily investments.

This is in a college town so the initial instinct was student housing.

As suggested, focus on what the rest of the credit report tells you regarding history of collections, accounts 60 and 90 days overdue and just how much of this applicants funds are tied up in financial obligations (car loans, student loans, etc.)
