Hey Vonetta, Unfortunately the problem often with having a property manager, manage, or even try to find one for a SFR is vary hard to do if not almost impossible, and if you do they often just won't care very much due to it being such a small profit.

Unfortunely, it seems you cannot be any sort of deterrent from others investing into the program, even if means losses to accommate unlicensed jobs. 

Unfortunately, capital is the thing that is holding me back.

Hi Brittany , Unfortunately for primary rresidence lending you have to intend on moving in within 2 months of closing on the property.Now for value add houshacking it's sort of a hybrid of the live-in flip and House hack.

Unless you can prove they turned on the water and left it on, then it is unfortunately on you. 

In your unfortunate case, the amount probably exceeds your security deposit, so then you will have to decide if you will initiate a suit for damages.

If you can afford it - sounds like the business in a box is pretty awesome but unfortunately at this time it is not in my budget.  

Unfortunately, there are very few duplexes in Raleigh and the surrounding area and the few that are available are definitely not for sale for an amount that would make sense from a numbers perspective.

@Derek P.No themoney can be reinvested in more houses as it seems you are doing now and it can always be taken out of the IRA with or without penalty- so it depends on your circumstances.
