Best,JTM I havent seen a wholesale deal with enough meat, I find my own deals, but i dont direct market, I do see bandit signs from time time, but mostly out of area people, most MLS deals are over priced for my taste, Like you mention, there are cash buyers right now, and deals are few and far between, if you want to direct market in my area and bring me deals, by all means, but i bet the spread will be narrow, and there wont be enough for both of us. 

I just went to my best friend who had great taste and he was overjoyed and all his friends we just straight jealous...

I am here to learn as much as possible from others, network, find friends, and maybe even taste my latest home brew together!

I can taste it.

I do qualify for conventional financing, I just have a bad taste in my mouth dealing with conventional lending.

Now I've got my taste of flipping and the equity that can be built, I want to do it again!  

We learned a lot during the first year and learned how to get burned and with that taste in our mouth we knew we had to do things differently.

I read some of david Bachs books a few years back and loved it, and now that I am just starting out I am reading Rich dad, to kind of get a taste for everything, so maybe a more real estate specific book next?

I can figure there is some creativity to it or maybe you just have to look at a bunch of houses to get a taste of how to model your design.
