Finally, once you're ready to make a purchase, make sure you conduct a very thorough due diligence of any numbers given to you by prospective buyers and their agents.

I believe the buyer usually has the forms, but to be thorough I would like to have the forms available and become familiar with them.

I am working with a very thorough and precise mortgage broker and he asks for a ton of info and my TB's are slow to send it all of that stuff. 

Not to make this even more challenging for you, but if you get an inspection make sure it is from someone who has a very good reputation for being thorough.

Also, if you are buying older, non-renovated multies you'll want to thoroughly assess things like current condition and needed work (since such a large % of inventory here is from early 1900s etc).

  $50 for a thorough screening is a small price to pay.
