Hey Todd Dexheimer - that's one hell of an accomplishment.Any thoughts on how to find these sexy "secondary markets" ?

with that amount of money I would be looking to do a multifamily house hack. with 3.5% down they might be able to get into a duplex or triple but it'd be really tight. if they are mobile and willing to move a little further west it is completely doable. not as sexy of an option but safer and opens more opportunities. just my opinion though

If things work out as planned (not in Real estate), I should be trading in my sexy minivan for a Model X in 5 years lol.

Seems to be difficult to find IRR in the teens in any decent areas.

I manage several hedge funds, local and national investors and we are seeing ROI's in the mid-teens on an annual basis.

They would happily park money with syndicators, hope for IRRs in the teens, and call it a day.

It truly was sexy on the outside -- all brick, loft/open style, a total bachelor pad. :)I then got married in 2014 and the house...didn't suit the missus needs.

Milltown kids may go to Spotswood High School still, so it's not as desirable for parents with older teens. 

You can on your own, however, add up all your LLPAs and ask yourself if you'd like to pay that price to get that sexy advertised rate.
