It's a tough loan for a bank. 2nd position, guarantor wont underwrite, single tenant deal, short lease, cash out deal...

Generally you will have to sign a document and prove up you are not living in the property or intending to use the property when the loan is originated. 

I took on some pretty tough title issues mostly because I didn't know any better.

However, finding a good roofer who is reasonable with price to do maintenance/repairs, and on manufacturer's list of authorized roofers is a tough task.
