I am now in the negatives as far as ROI with things like buying lists, paying for dialers, etc.

The cost savings will be somewhat negated by what you will spend for their time. 

So far, I'm finding just as much positive as negative so I'd love chatting from a boots on the ground investor actually doing this who is not actively trying to sell something.  

@Bryan Field how will you educate yourself on all the legal aspects of managing rentals?

They've helped us do an LLC with a partner and made sure we were set up correctly in all aspects!

Just remember: most negative reviews are written by problematic tenants.

The negative results are always predictable as is the lack of accountability.

If the test is negative, the tenant has to pay for the test.

The biggest variable is probably the tenant, but I think they do a very good job leasing properties quickly & keeping tenants in place which is the most important aspect in my book in a successful portfolio!
