Hey @Isadore Nelson - I'd bet my life savings on the fact that there's multiple reasons why other investors haven't scooped this up yet. 

Future documents will only name the LLC. 

The name of the game is collect monthly premiums and payout as little as possible.

So, we still have the option of closing on the property and then selling it, it just needs to be our own money or a loan that's in our name/LLC's name.

I was expecting to see a list of names with my name up on this list :) here are some 1.

. - PRO TIP: many builders lose their license then create new company in name of wife or other relative/friend.2) Check Better Business Bureau, but don't assume all the complaints are legit. - If there area MANY, then that is a problem.

Forget the technical name like an IRA.
