Landlords are the highest sued in real estate mostly because their are more governing agencies watching the landlord to make sure it is running like a business the one person who doesn't know its a business or know the laws is the landlord.

To revive the topic:I contacted some agencies from BP, selling DST.It appears, I can not do this option anyway, since I have only 250K to invest, and mostly DST are designed for accredited investors with minimum one million to contribute.

Exception is managing your own property, or hired by, for example, a developer to show only their units.If they are not licensed, you could tell them you will report them to the Department of State (or whatever agency licenses Real Estate agents/brokers in your state) if they don't give you a full accounting of funds and all the paperwork involved--lease, records, etc.Your attorney could also subpoena them to appear in court during the eviction hearing if they don't turn over the documents and accounting.

Insurance may be cheap now but if a future sewer line crisis cost the insurance agency to much money in payoffs they may drop you from your policy.
