Quite a difference!

Every property is different. 

How long it takes to be financially ready is different for everyone.

The landscape is just different than even the last 3 years with people making bad calls but getting saved by significant appreciation. 

There are also a lot of different options in real estate to single family residential, multifamily, commercial, NNN and then being on the debt side of being the lender which has cash flow but not appreciation. 

Many people utilize LLCs for many different ventures because they do not want to go through the hassle of opening another LLC.

The program is neither good nor bad, there's just different pros & cons compared to cash paying tenants.Have offered to schedule a call with you numerous times to try and assist you, but you seem to prefer posting & posting & posting - which will take so much longer:(What are the chances you'll actually invest someday, given how long it's taking you to do basic research?

@Bayo Badejo Agreed, that Zip touches a lot of different areas, from the national park to south of exchange.

Are the requirements different if it is a LTR instead of STR?

The only major difference is usually prepayment penalties and maybe some obscure, unusual loan terms in certain cases.
