Motivation comes from leadership.What I learned, however, is that some companies invest into systems and environments that make their PMs succeed no matter what their personal abilities are.  

On a separate note since then there have been nearly $300k in Environment Control Board violations. 

The owner and I think the tenant actually created the environment for mold to grow because she lost her job and wanted out of the lease.

Not so far...but, I am in an urban environment.

I want my kids to grow up in an environment where they learn that it really is possible to make things happen if they work hard and put their mind to use.

Address what is attracting the ants, such as the exposed cat food and cleanliness of the environment. 

While my full time position pays the bills, I am quite disenchanted with the high-stress rat race environment and would like to increase my income.

This industry requires ongoing education because the environment is always changing.

I have a few that receive discounts for services like @James Wise mentions.In an environment of ever increasing utility costs and rising taxes, sometimes the best I can do is raise a good tenants' rent by, say, $25, then include an addendum with that rent raise that 'reduces' their rent by the same amount for continuing to pay on-time and in-full with no neighbor complaints.  

I imagine rents would also be rising in that environment, so it might be a bit of a wash, but really unsure.
