Hello all,I do a rent by room strategy outside of Denver proper, and in the past have been burned a common denominator of two tenant that I allowed co-signers were not a good fit.

In fact, I would argue that in some forms, it is more difficult since you have to find a good deal (no easy task) that has enough profit for the flipper and then room for you as the wholesaler.

Instead of SF I have it broken down per room. 

I did walk away basically breaking even (probably out a few grand, but not losing my shirt) and with a much better respect and eye for a "great deal." 

We could sell that house by itself, but it would be sold under a land in common agreement and an HOA would need to be formed.I also confirmed with the Public Works department that a 2nd driveway can go in, with a septic designer that there's room for second septic tank, and with the public water company that they can tap into the main water line from one of the neighboring roads.I'm sure there are some more details that I would need to iron out that the code officer didn't bring up, but the high level answer I was looking for is that my town does allow selling off a second house under the LD 2003 legislation.

My tenant moved out a couple of days ago, and when I walked through the unit, I discovered that he had removed the curtain and curtain rod, detached the room air conditioner, and caused significant scratches on the hardwood floor from the metal bed frame legs.

I have already lined up a professional property manager (the STR is out-of-state) and a design team (we are upgrading every room in the house and adding a ton of amenities). 

Ent by the room and/pr student housing. 

Rent for units A and C are below market and have room to increase.
