@Brett Veasey they filled the home with a qualified tenant within 30 days, which is definitely acceptable in my book. 

I have a couple of them in the Houston area and it just makes the legwork of filling up vacancy in a rent by room scenario much less of a hassle. 

Registration in some states can be pretty simple, fill out the form, basically it says "hey, state finance department, I'm providing loans with my money on commercial transactions" they just want to know who you are, where you are and what you're doing.

Leave a gap at the bottom, a little less than you base board (typically 3.25”), then just partly fill every 12 to 16” with your drop /scraps.

tell them you're not ready to have your credit pulled and don't want to start an application, and then just ask what you might qualify for, what is involved in filling out an application, etc.call some national banks and some local lenders. 

It's never going to be easy, comfortable, knowledge filled or simple to get started in REI.

They don't want a super modern home build in an area filled with craftsman or farm style homes.

I've also seen STR work as a gap fill strategy for people renting their properties out for insurance placements.
