What happened during the financial crisis was a terrible thing.

Also, if anything happens to DB, and I think its most likely a very severe crisis now and they're trying to hide this, then this could be a major shock to the world economy......DB is 3X larger than Lehman Brothers which pretty much signaled the 2008 crash......the signs of this trend were there well before Lehman, but ignored. 

If the tenant only has double the rent in income and then has a car payment, credit cards, etc I would be concerned that if the tenant has any kind of minor crisis the tenant would not be able to afford the rent.

The S&L crisis was FAR worse in terms of CRE default rates and price declines than 2008 (I literally built a pitch deck breaking this all down last week so I have dozens of Excel models and graphs to prove this occurs every 10-15 years or so). 

I was going to check out the census in the last 7 years, if the population is getting bigger then that's the answer, regardless of what people may say  Also remember California is in a housing crisis.

I just finished a rehab on a duplex that is in an LLC when the covid-19 crisis happened.

But barring this whole crisis...When seeking a loan that is based on DSCR rather than DTI, is there a benefit to maximizing the DSCR?

Just curious, does anyone know/remember roughly what price adjustment percentage the DFW market experienced as a correction during the aftermath of the financial crisis and into the Great Recession?
