@Zach Howardlet me know if i am missing something, but if the 200K loan is fully amortized over 5 years, then you'll have very large payments each month, and the property's income won't support it. 

Up until then I was cheerleading the earlier thought experiments about supporting lean/regular/fat income with ~$1000 / month per paid off SFH, thinking “I could bang that out in 5 years”.

I’m also considering advising my tenant to look into Section 8 assistance, as it could help support their financial situation while allowing me to adjust the rent closer to market levels.

Support your application with comprehensive documentation, such as a licensed architect or engineer who might have to approve your plan.

You can always try local credit unions and local community banks, but it really seems tough, given the property price and low credit score.

But for an OOS investor one consideration is access to support, first of all PM & contractors, and you have more choices in the much larger Milwaukee metro area than in a smaller submarket.
