Investors in general, tend to be more active at the end of the year from what I noticed.

I've been experiencing lenders tighten there underwriting, and a 1.3X DSCR has been somewhat common in my experience.

This is incredibly common in Philadelphia's market if you don't invest in the correct neighborhoods.  

I would say a common error that people make is underestimating the cost to fix or repair something.

A few months later, I received a notice to redeem letter from a 2019 tax lien holder.

First, I would recommend calling around to apartments and other PM companies in your area to find out what is common. 

You do not need permission, but you should give 24 hours notice (or more), and enter during reasonable hours (e.g. 9am - 6pm).Contact the tenant and tell them when you will be there for the repair.
