With that said, I just received a call from a lawyer representing a person I sent a mailer giving me "notice" that my letter was causing her "extreme distress" and advising me to "cease and desist" with further marketing otherwise she would go after me for "harassment."

I suggest advising the applicant that you can hold it 10 days rent from, start their lease after that and they can use the additional time to move in at a leisurely pace.

That said, I would strongly advise that you get a lawyer involved, or at a minimum a licensed Realtor (you mention "brokering" the deal, and that you are a SWE for Google, but not that you are a licensed Realtor...if you are then disregard that last part).
