Normally to offset payment you need to show 12 months of history of someone else paying it BUT that normally comes with them being a co-signer on the loan.

(Upwards of 200k) my yearly income is around 40k.I want to househack but apparently I can’t use the rental income I’d get from the other 3 units because I have no prior landlord experience.I can’t use a co-signer because they’d have to certify that they’re living in the property with me.I have around 55k saved but it’s all in the stock market and I’d prefer to leave it alone.

I believe you can do this if you have a co-signature in your loan (i.e. someone close to your family, your father, mother, etc) or a "partner" that must meet the minimum requirements such as sufficient incomes, credit score, etc.

Obviously I would have her parents fill out an application, run a credit and background check, employment verification, etc.My question is what happens if I do end up accepting someone with a co-signer and the rent is late.
