is it consistent or volatile?  

For that matter I would venture to guess that the $4,600 should find its way OUT of stocks sooner rather than later, too.The reason for this is that the stock market and business in general are great for long-term growth, but historically they are highly volatile. 

So I’m working on a project and as we all know lumber is insanely expensive and volatile.

Typically when you are investing in these markets you won't see much in appreciation, but the stability of these markets has been proven to cash flow well and hold their value when everything else seems incredibly volatile. 

Week after week the conversations got harder and more volatile with my PM which then flowed through to my partner.

Stocks/crypto is too volatile for me.

That's a lot of volatility, I think of rent prices as somewhat 'durable' and stable for the most part with mostly low to middle single digit changes over time.
