You won't be in a trade in this sense, but it's a great top down learn on how construction operates beyond hammers and nails.As a pure trade skill, any sort of surfacing work, flooring, tile, drywall, paint, hanging cabinetry, etc... are all easy thing you can strike off the final bill.

If you mix thinset to the proper consistency, flat trowel surface then notch trowel it, butter backs of tile, and "beat" tiles into place, you will acheive full contact.

IF they clean at all, they do not use the proper gleaning agents and scrubbers, and end up damaging the surfaces of these surrounds, which causes their appearance to rapidly degrade.

But it just seems to work that way. 3) New appliances - black 4) When flooring is needed: Medium grade frieze for carpet in living areas, ceramic in kitchens and bathrooms although sometimes I do laminate in kitchen depending on the height/surface in connecting rooms.5) Replace countertops if dated or damaged.6) Paint all walls - but only paint ceiling if really bad.7) Certifiy HVAC8) Replace kitchen faucet but not bathroom unless really bad.9) An upgraded ceiling fan in living room and master bedroom.Thats typically my list and then I do what most of the others have mentioned above.

On the exterior I would nail or screw vertical 1 by 2's on 16" centers and glue foam board between them to create a level/flat surface.

If you have a shorter term on the note it can make your short term numbers look lower but it will be paid off sooner.Your numbers on the surface look pretty good and don't forget the 50% rule is just a rule of thumb which can be affected by numerous factors.
