I would look into your master policy on the building and see how it is worded on how the tenants pay out if a claim is ever rejected by carrier who insures the master policy.

Main reason why is becuase 90% furnaces weigh a ton, and in my experience (ahem Trane, Carrier) will make their furnaces odd measurements that do not fit through a number of regular size attic openings.

(None of this is legal advice, just my experience.)Before spending time and money forming LLCs, I would speak to at least a couple of insurance agents in Phoenix (or wherever you plan to invest) to find out their carriers' rules for insuring LLCs.

Without seeing those documents, I can't say whether they are missing things that should be in there. 2) Insurance - there is a huge difference between legally being allowed to force an insurance policy on a homeowner and finding a carrier who will underwrite the policy.

Although summer time is their busy time if they handle central air as well.As another thought maybe put a Carbon monoxide detector close by to make sure the furnace stays safe as the older ones are the ones that will start producung carbon monoxide fumes in the house for various reasons.I have a Rheem furnace hot air in one of my rentals that is 24 yrs old and it runs like a clock and right next to it I have Carrier unit that is under 10 years old that is always having stupid annoyting problems.. go figure....Chris
