@Chiane Martin the biggest challenge to doing Boarding Houses successfully is investing the required extra time.LTR - take the least amount of time, but time required increases as you go from Class A, to B, to C, to D.MTR - take more time than LTRSTR - take more time than MTRBoarding House - can take an insane amount of time to manage!

Properties that cash flow same thing look at a lot dont really buy any . i bought one last year and am looking again this year.. will see.Loans JV deals.. this is high volume for us.. we fund about 80% of the deals that come our way as we only deal with repeat high volume flippers or BRRRR companies B to B as it were.. so its very cookie cutter as it were.. my folks know what we will do and wont do so they dont send me anything they already know is out of our JV or funding box.

a) everyone can use a pool, b) not everyone can or will use a pickleball court c) almost everyone who is a bit older who started playing pickleball ended up injuring themselves, d) a pool is a lot prettier and adds a lot of ambiance to a backyard.

That would b much better than flip and make 75k after 6 months.If you can't live in the flip, that may not be a good option as risk is higher, so we do some like rehab and live in it.
