How could I use the equity and rental history to get money for the next venture?

Once I had a joint venture set up with an experienced flipper, I knew I was ready.

I am considering venturing into the STR market chasing higher returns (gotta be honest!)

But No one, and I mean no one, nurtures a new business venture with the intention of exchanging more profitable "primary gig hours for less profitable "side gig" hours.   

Through all my organizations, business ventures and community involvement many of the people I know are not from this area.

Essentially, a quick Google search and plugging a property into the BiggerPockets calculators doesn't make for a good partnership or joint venture, and people are going to be reluctant to dump their money into someone they don't know that does not have a resume.

After one-or-two joint-ventures, you should have the experience to get a hard-money loan for follow-on flips.Good luck!

It is so critical to establish those expectations up front and even have those awkward but early conversations about the work flow of management.

The most amazing thing that I've read about opportunity zones is that you can use them for any type of business venture (if I understand it correctly anyways).
